| Property Name: | Becket House |
| Location: |
London, England |
| Description: |
Becket House is located in a section of London currently experiencing a development renaissance. By acquiring this property leasehold on one of the city’s most regarded streets, we intend to capitalize on rising rental rates. This asset also provides the opportunity for redevelopment, in conjunction with our joint venture partner and building owner.
Becket House is an office property located in the core of City of London, a small area of central London. City of London houses the city’s chief financial district and is the location of the Bank of England.
Becket House was built in 1958 and renovated in 1983. Floors three through eight comprise approximately 46,000 square feet of prime leaseable office space, representing our entire leasehold interest.
The Fund holds its long-term leasehold interest through a joint venture with Edinburgh, Scotland-based Hunter Property Fund Management (HPFM). The office space is currently 100 percent leased to Citigroup and Wavecrest, with both terms expiring in 2009, at which time Behringer Harvard and HPFM have the option to extend the lease or retenant the building.
In addition, City of London has granted planning permission for redevelopment of Becket House to take effect by 2011.
